On August 21st, 2024, the MLS Innovator Network heard pitches from two incredible PropTech companies: Sidekick and Roomvo.

As we speed towards the end of a tumultuous and challenging year for real estate, we prepare to transition to an industry-wide revenue model centered on increased consumer transparency and the ability for agents to express their value to those consumers.&nbsp;
&nbsp;
Without having to subject everyone to a mind-numbing recap of the result of the industry lawsuits (you should know this by now), I’ll sum it up: buyers will now be choosing agents based on two factors - what they can afford, and how much value a buyer's agent can add relative to their competitors. This tip-of-the-spear for real estate transactions has been redefined, and as a result, the relationship dynamics in any real estate transaction have also shifted.&nbsp;
&nbsp;
The bottom line: buyer’s agents need to demonstrate value to consumers. This presents an opportunity for PropTech companies uniquely positioned to enhance, display, augment, or otherwise increase the value that the buyer’s agent offers to the consumer.&nbsp;

Technologies helping Buyers agents in the new normal

With the PropTech industry's massive growth and scaling over the past decade, there has understandably been a massive amount of verticalization and segmentation in the space. While all verticals solve important needs, not all solve for the opportunities that lie ahead of us with the practice changes.&nbsp;

Since the initial framework of the settlement agreement was revealed in May, industry incumbents have taken big leaps to help speed up the transition to the new normal. Both Zillow and eXp developed new agreements that agents could use to help usher in the new compliance rules and bring agents closer to their orbits.&nbsp;

In addition to these practice changes, the agents who will win business in the future will be the ones who go above and beyond and consistently justify their value by providing their clients with a world-class experience that prioritizes transparency, efficiency, and added value.&nbsp;

LandOnEarth, led by Mike McHenry and Mario Corona, presented how their home search platform is helping buyers find homes that match not just their home preferences, but also their lifestyle. The platform utilizes ChatGPT to help homebuyers quickly describe their ideal living environment and then score them so that they can understand which homes they match with the best. Although this platform focuses on the homebuyer, it also serves as a great tool for buyer agents to quickly understand their clients and better serve them by focusing only on homes they know their buyers will love. &nbsp;
Company #2: RESAAS
RESAAS, led by Tom Rossiter, presented how their networking platform is helping licensed real estate agents extract more value from their networks. RESAAS is most known for being a referral network for agents to find a great agent for their clients in the case of a relocation or investment purchase. The platform offers a simple way for agents to connect with other experienced agents and helps them leverage the networking effect to grow their businesses. Additionally, RESAAS also presented how their platform can be a great tool for MLSs to enable more member-to-member communication and sharing within their market.

A Practical Guide to PropTech Success

On May 22nd, 2024, the Network welcomed special guest <a href="https://www.linkedin.com/in/cameronpainehome/" style="color: #0577de;">Cameron Paine</a>. Cameron is the CEO of MARIS MLS, serving 14 Associations and spanning 62 counties across Missouri and Illinois. A featured speaker, panelist, futurist, and moderator at industry conferences, Cameron has been recognized by Inman News as one of the "Top 100 Most Influential People in Real Estate," has served on the Board of Directors of the Council of MLSs, and is the founder of the Broker Public Portal, residential real estate's most successful broker/MLS collaboration.

Cameron Paine Conversation Highlights
Amidst all the changes happening in the real estate industry, one question has recently received a lot of attention: what do the changes taking place mean for the industry, and what will be their impact on the MLS?
&nbsp;
This question has made the industry reflect on who is truly the end customer of the MLS. Is it the broker, the agent, or the end consumer? For a lot of MLSs, the answer would be simple, it is the broker. After all, MLSs originally began as a way to facilitate cooperation between real estate brokers, so this answer would make a lot of sense. However, a lot has changed since the shift from paper to the internet happened.&nbsp;
With consumers now having access to nationwide property listings on various sites online, Cameron believes that the answer to this question is all three. He expressed that he has seen a large shift in the industry towards a focus on the consumer, so, excluding the consumer as a customer of the MLS would be a mistake. Because of this, Cameron suggested that if the MLS is not facilitating the ability for brokers to engage with the consumers, and if it is not thinking about the data and technologies to connect the consumers directly on behalf of the brokers, they are missing a significant part of the industry shift in the past 10 years. MLSs need to turn their focus back toward the data. With the shift to the internet, MLSs quickly turned from data companies into technology companies, which Cameron expressed are two completely different things. This caused a host of challenges for the MLS that they were not totally prepared for, specifically in the way that the data was formatted and how it would interplay with other technologies. Sites that have been able to solve this problem have allowed the consumer to have easy access to data, and sometimes access to data that may not even be in the broker's MLS. In order to help brokers engage with the consumers, the MLS needs to work towards a data structure that makes it easier for MLSs to work together and that allows them to participate in the national networking of data so that their brokers have the tools and information they need to operate in today's environment.

Greg Sax Conversation Highlights
For technology companies that are leveraging MLS data to power their products, ingesting and working with numerous, varied, datasets poses a challenge. The Real Estate Standards Organization (RESO), is helping put an end to this by creating robust data standards for the industry. PropTech companies can set themselves up for success by staying informed on, and actively participating in the changes RESO is leading. By developing products with the RESO standard in mind, technology companies can position themselves as more friendly to an MLS and this can have a huge impact on their sales and partnership conversations. Aside from staying informed on and adopting the RESO standards, Greg gave very candid advice to companies looking to work more closely with MLSs and Associations. MLS leaders are listening and they do want to provide the best technology to their members, however, they are very busy and have very long runways. While that can be frustrating for startups, you’ve got to be patient and understand that they are dealing with much more than what you might see on the surface.

March 2024: MLS Innovator Network Recap & Insights

Showami and Real Grader pitched their PropTech products to the MLS Innovator Network and showcased how their products can add value to MLSs and their members.

This morning, the National Association of REALTORS® (NAR) announced a $418 million proposed settlement on a handful of lawsuits across the US and agreed to make significant rule changes that will impact all MLS and REALTOR Associations nationwide.&nbsp;
&nbsp;
Specifically, NAR has agreed not to create rules that allow listing agents to set compensation for buyer brokers. Offers of compensation won’t be displayed in the multiple listing services.&nbsp;
&nbsp;
Additionally, this settlement also places a blanket ban on the longtime requirement that agents subscribe to multiple listing services in the first place to offer or accept compensation for their work.
&nbsp;
While the varying settlement scenarios have been discussed for many years, the industry finally has a rough framework for the future.&nbsp;
&nbsp;
What does this mean for Organized Real Estate?&nbsp;
&nbsp;
It is important to point out that the MLS will always be the source of truth for real estate data in a given local market.&nbsp;
&nbsp;
However, with the ban on the mandatory membership requirement, the question now becomes whether or not an MLS/AOR simply serves the market by being a data repository for non-member practitioners or a driving force behind their member's success.&nbsp;
&nbsp;
The industry must ask themselves, why would a real estate practitioner choose to be a member of my MLS when it's not required?&nbsp; How do I ensure my organization delivers the right value to my members? How do I define that value and then set up the right steps to provide that value?
&nbsp;

Saul Klein Conversation Highlights
For technology companies looking for direction in our rapidly changing industry, it is important to pay attention, look at what issues people are having, look at what technologies are arising, and then aim to connect the dots. Companies that keep their eyes open and notice trends early on have a better chance of positioning themselves for long-term success. Two of the most notable drivers of change to keep a close eye on include the litigation circulating the industry and the rapid progression of technology that we are seeing, specifically the rise of artificial intelligence. Both of these drivers point the finger toward the question; What do the roles of stakeholders look like today and how might they change in the future?

Although the future is still uncertain, one thing is clear: data is powerful, and the more you can leverage data in your business model, the better off you will be for it. There are many examples of companies leveraging MLS data to build multibillion-dollar companies and with the recent progression of AI technology, the door for innovation has burst wide open. But before you go data and AI crazy, Saul gave a very candid piece of advice for PropTech companies looking to create an impact: know your industry, and your customer. It’s not enough to have a great product, it must also be communicated and received well by your potential customer. Taking the time to deeply understand the needs of your customers and your industry is one of the most sure ways to guarantee your success.

On February 14, 2024, the Network welcomed special guest Ross Buck, CEO of Omni MLS. Originally inspired by his family to join the real estate industry, Ross now has a wealth of experience gained over the last 30 years. From a licensed agent in California to leading Associations in Mexico, Ross shared valuable insights on working internationally and with other cultures.&nbsp;

For technology companies considering going to market in Latin America, it's important to understand the differences and similarities in real estate practices between North America and Latin America. A notable difference is how countries vary working with escrow and title, however, Ross recommended that real estate transactions be approached in these countries in the same way you are accustomed.&nbsp; While there are few differences in practices, the fundamentals of real estate transactions are surprisingly similar between Latin America and North America.
&nbsp;
The potential for software vendors in Latin America is significant. The US market is the most organized real estate market in the world however, Latin America offers extensive business opportunities in the PropTech space. Countries like Brazil boast a large number of licensed agents and the growth is staggering. Key considerations for software in this region include multilingual capabilities and addressing inefficiencies in the real estate life cycle. There's a growing demand and excitement for modern technology (like agent websites, portals, CRMs), presenting several points of entry for software vendors. Ross also mentioned further opportunities with data. The government collects data sets for schools, flood data, earthquakes, etc., but there is a need for a software vendor to digest this data and make it available to the real estate industry.&nbsp;
&nbsp;
In short, Latin America is embracing change in the real estate industry. PropTech software is not only needed but being welcomed with open arms.

February 2024: PropTech Innovator Network Meeting Recap & Insights

Unlocking the Intrinsic Potential of Real Estate in Latin America: Navigating Challenges and Maximizing Opportunities.

I’ll admit I wasn’t planning on going to ICNY this year. Having been a regular at this conference for as long as I can remember, I felt like my participation had lost its purpose. My network of MLS executives and young PropTech companies hadn’t seen much value in the agenda in recent years. Add to all that, New York isn’t a cheap trip and by mid-December, I’d planned on spending corporate travel dollars elsewhere in 2024.

&nbsp;
That is, until Katie at Inman reached out and asked me to moderate two MLS-focused panels. One focused on reinvigorating the MLS value proposition and the other on creating and navigating MLS-to-MLS partnerships. When I saw the all-star panelists they’d assembled, along with a full day of timely and relevant MLS topics, I happily accepted the invitation.

&nbsp;
To open the MLS track, Sam DeBord announced that the conference had amassed over 4,000 registrations; clear evidence that the team at Inman had listened to the criticism. With the addition of a robust MLS track of content, Inman had injected some badly needed freshness into the conference. Bravo.

And that freshness was on display throughout the day on Wednesday.

Discussion both on stage and in the lobby bars was, predictably, about this massive inflection point we in the MLS space are experiencing. It’s not just the legal issues that are causing the more progressive and forward-thinking MLS to take action, it’s the widening gap in technology value between the big name, traditional service providers and the sea of small newcomers finding profitable and lasting positions at MLSs of all sizes.

&nbsp;
The world is spinning faster than ever.
&nbsp;
&nbsp;
The past year has seen a huge influx of new tech. And these aren’t just the standard offerings. Fresh and viable products to bring value to the broker member via the MLS delivery channel, are literally appearing at every conference I attend, it seems. Voice-based search. Artificial Intelligence. Non-MLS datasets. The list of mind-blowing products is only getting longer, and most importantly of all, they’re getting serious traction.
&nbsp;
&nbsp;
If my conversations this week are any indication, MLSs are not just aware of the opportunities, but several of the more attentive MLSs are aggressively taking action. I had one MLS exec tell me flatly, “We’re saying yes to almost everything right now. There’s never been a better time to line MLS shelves with the best products for members – because there are so many to choose from.”
&nbsp;
&nbsp;
However, not all MLS execs are so eager to act.
&nbsp;
&nbsp;
There was one prevailing thought I came away with from my 48 hours of seemingly non-stop conversations with MLS executives: There’s a palpable fight-or-flight instinct that’s kicking in.&nbsp;
&nbsp;
&nbsp;
The big idea, change-agent MLS execs who have been waiting for the right opportunity to redesign their organizations are finally now being given the chance. You can see the excitement in their eyes as they finally have the leverage to make big forward movements with staff hires, renegotiating old vendor contracts, building partnerships with next generation companies.
&nbsp;
&nbsp;
MLSs are investing, actively shopping for equity in young tech, or spending the time and money to develop their own products. These are the opportunists. These are the MLS execs that have been itching for a path to what’s next.
&nbsp;
&nbsp;
Conversely, those MLSs that have traditionally looked to NAR for guidance, are finding themselves on their own with these key decisions. MLSs that haven’t planned (or budgeted) to accommodate initiatives like front end of choice, database independence, and “store front” offerings to an increasingly demanding broker community, are finding themselves in a state of paralysis.
&nbsp;
&nbsp;
Some MLS execs just want to keep things the way they are, however, as one MLS exec said from my panel on Wednesday, “hope is not a strategy.” It’s certainly not too late for these MLSs to awaken to the situation at hand, but that window won’t be open for much longer.

&nbsp;
The MLS community is separating into those that are setting themselves up to thrive and those that, unknowingly, are setting themselves up to fade into the background.
&nbsp;
&nbsp;
The conclusion to the content and tone at ICNY was one of cautious optimism. Yes, lawsuits are flying in all directions and there will likely be more. There will be expensive settlements. There will be a resulting major adjustment in the way MLSs deliver some core features, and probably more than a few early retirements.
&nbsp;
&nbsp;
In the end, however, there will be the MLS. It’s changing and it’s very exciting for those positioning themselves for the future.&nbsp;

In the ever-evolving world of real estate, the concept of Multiple Listing Services (MLS) has been a cornerstone for property transactions, particularly in the USA and Canada. However, when venturing beyond these borders, the lack of a standardized MLS poses challenges rooted in diverse business practices, privacy laws, and data systems. The International MLS Forum emerged as a response to this gap, aiming to redefine and standardize the global real estate landscape.

The journey began with a realization – there is no true international MLS without addressing the fundamental elements that make an MLS what it is. The founders of the forum recognized the need to establish standards that could create a consistent data system across markets, countries, and regions. The first step was engaging with RESO, a US organization dedicated to real estate standards, which readily joined the cause.
&nbsp;
The initial gathering, held in December 2023 in Paris, marked the inception of the International MLS Forum. The focus was not on amassing a large audience but on ensuring that those present comprehended the vision and were committed to the journey ahead. The forum aimed to build a foundation for a genuine international MLS, starting with data standards and workflow discussions.
&nbsp;
At the International MLS Forum, Joe highlighted the significance of data standards as a catalyst for the growth of MLS in new markets. Recognizing that establishing a comprehensive MLS might be a multi-year project, the emphasis was on greasing the skids through data standards. These standards play a crucial role in integrating MLS into different markets.

January 2024: PropTech Innovator Network Meeting Recap & Insights

Every real estate conference I’ve ever been to has been valuable. The real estate tech space is relatively small, so no matter the host or venue, every gathering offers opportunities. The money spent on flights, hotels, and time away from the office is simply the cost of maintaining relationships – the thing that drives our industry more than anything else.
&nbsp;
But while all conferences are valuable, not all are important. Important conferences take place when the right people meet at the right time, around a set of issues with deep meaning to everyone in attendance.
&nbsp;
This is what took place in Paris last week. Our CEO, Andrew Coca, and I attended the International MLS Forum and it was evident to everyone there that what we were doing was not only valuable but also important.
&nbsp;
The Forum was founded on a growing movement in Europe that traditional models of sharing data among brokerages and executing transactions are in need of an upgrade. Loose standards around agency and a patchwork of data sources have caused some of our European neighbors to openly wonder if adopting a more centralized and regulated model (e.g. MLS) might be necessary to foster a more efficient, nimble, and collaborative marketplace.
&nbsp;
It’s not that these European marketplaces are broken, necessarily, nor is the suggestion that we North Americans have all the answers (we clearly do not). The Forum’s goal was simply to bring these two groups together, get to know each other, share notes and discuss how we might learn from one another. Maybe even collaborate and form stronger partnerships to benefit our brokers and their clients.
&nbsp;
The stage at the host venue, Pullman Montparnasse Hotel, saw panel after panel of some of the brightest minds in the industry repeating the same exciting talking points. How establishing a “single source of truth” and how RESO, through a codified set of data standards, triggered an ongoing wave of innovation and technical efficiencies in the US and Canada.
&nbsp;
Details of these talks, panels, and live conversations will emerge over the coming weeks and months. The big takeaways from the meetings are this: yes, there’s an obvious opportunity to join the “established-but-evolving” MLS model in North America and the “healthy-but-lagging” European model. Everyone in the room walked away smiling that we’ve clearly stepped into something that has the potential to be something very big and meaningful.
&nbsp;
In his panel, Andrew made a point about the front-end of choice model that is taking hold in the US as being a more natural starting point in Europe. An independent database that is agnostic to a front-end provider might empower the public portals in Europe so that they view the MLS as a partner instead of a competitor. Of course, their adoption would be paramount to MLSs gaining a foothold with consumers.
&nbsp;
I offer another huge congratulations to those who conceived and executed this meeting. Like the first conference, this one was a proof of concept. Mission accomplished there. The next conference, in late 2024 I would presume, will likely be much larger and just as important in strengthening the bonds between these two markets.

Today, I want to dive into the exciting world of Proptech and MLS partnerships. It’s among the more vital relationships of our industry; where innovation meets tradition, and where dreams of seamless integration often clash with the reality of administrative barriers. Let’s embark on this journey together, exploring the challenges, hopes, and (often incompatible) expectations of both sides.
&nbsp;
Trust: The Heart of the Matter First and foremost, let’s address the elephant in the room - trust. MLSs, understandably, are a cautious bunch. They’ve built their foundations on trust and reliability, and any new player entering the conversation is met with skepticism. This inherent distrust might seem like a roadblock, but it’s also a testament to the MLSs’ commitment to maintaining the high standards they’re known for.
&nbsp;
Proptech’s Perseverance In the face of these trust barriers, Proptech companies are making every attempt to meet MLSs where they are. They’re offering real and truly unprecedented levels of partnerships to address this lack of trust within their client base. Revenue sharing is, of course, an obvious factor, but it’s not just about the money. The key is to make it effortless for MLSs. The less a new Proptech partner asks of the MLS and its Staff, the better. Proptech companies understand this, and they are striving to minimize their asks, especially when it comes to outreach or any actual coding required by the MLS vendor. It’s a delicate dance, but one that Proptech is determined to master.
&nbsp;
The Quest for Seamless Integration MLSs are also increasingly ambitious when it comes to learning about new Proptech opportunities. They eagerly want to see new products and technology. However, the challenge lies in understanding how to implement, and then adopt, these innovations seamlessly. Maintaining control over the relationship (e.g. minimizing disruption)&nbsp; is paramount for MLSs, and this struggle often becomes a stumbling block. It’s not just about seeing the future; it’s about embracing it without compromising the trust and reliability that keeps the membership calm and workflows uninterrupted.
&nbsp;
Data: The Golden Ticket Trust aside, there’s another hot topic on the table - data. MLSs are intrigued by the data and analytics provided by their tech partners. However, many find themselves in uncharted waters when it comes to understanding and utilizing the wealth of information flowing in and out of the MLS daily. It’s a talking point, a puzzle waiting to be solved, and both sides are keen to find the missing pieces to maximize value for everyone from Broker to Consumer.
&nbsp;
A Positive Outlook: Building Bridges, Not Walls Despite the challenges, there’s a positive vibe in the air. Panels featuring both Proptech companies and MLSs have been constructive; filled with good-natured dialogue and healthy complaints. Both sides are learning from each other, understanding the nuances of their respective worlds, and finding common ground. It’s not just about complaining, it’s about building bridges, fostering understanding, and creating a future where Proptech and MLSs can thrive together. We're all on the same team, after all.

In conclusion, the journey of Proptech companies and MLSs is not without its hurdles, but it’s a journey worth taking. As trust continues to be the cornerstone of this relationship, both sides are working hard to bridge the gap. With persistence, open communication, and a dash of innovation, the future looks bright for these partnerships. So, here’s to trust, data, and the endless possibilities they bring. Together, we’ll navigate this evolving landscape and create a real estate world that’s truly revolutionary.

Bridging the Gap Between MLSs and Proptech Companies: Insights from the 2023 RESO Fall Conference

As I was walking the halls of the famous Fountainbleu Hotel, in Miami last week it struck me just how perfect a location it was for the 2023 iOi Summit. The hotel offers glimpses of what it once was – a popular playground for East Coast elites and celebrities like the Kennedys, Sinatra, and his Rat Pack buddies. Today, it’s a modern luxury hotel on par with any of the high-end places you’ll find on Miami Beach. There’s no more Rat Pack, but there’s still plenty of historic charm to be found even if the hotel is now a sleek glass and granite space on par with any of the finest spots on Miami Beach. It’s this intersection of the traditional and modern that offered an ideal setting for the crossroads between early-stage proptech and the practitioners who gathered in the ballroom at the Fountainbleu for NAR’s 2023 iOi Summit. It was an honor to be selected as a judge in the Pitch Battle, which offered a literal front-row seat to see eleven of the most impressive companies I’ve encountered this year. That event was the highlight of my experience at iOi Summit, but I wanted to take a minute and write this blog post to point out a few of the more memorable moments and observations, as well. The MLS Environment is shifting I had several meetings with my MLS executive friends on the subject of “what’s next for MLSs,” but even in the side room conversations with vendors and others in the consulting world, it became abundantly clear that MLSs are thinking WAY outside the usual confines of products and services. I’ve started to characterize this movement as a graduation from an MLS into something more closely resembling data services companies. That is, rather than simply being the warehouse for listing data, MLSs are making serious plans to become both proving grounds for the latest technology, but also purveyors of “property data”; an important distinction from the traditional “listing data.” This concept certainly isn’t new, but it’s suddenly a serious and immediate path of growth for those MLS leaders we’re talking to. The landscape for all of us is going to change While I’m not a fan of speculation around pending litigation, there’s more than a little evidence that legal issues surrounding our industry are likely going to come to some resolution soon. The exact nature of this resolution is where the speculation comes in, so I’ll avoid that. Only to say that the role of the MLS and its relationship to both its member broker and governing/regulatory bodies is going to move into uncharted territory. I find this possibility both a bit unsettling but also very exciting. The best of us will be forced to get better, think differently, adapt, and reinvent ourselves. The most attractive tech has something in common If you look at the results of the Pitch Battle, you may have seen what I saw almost immediately. The most impressive companies were offering cool tech, but the underlying aspects were giving the agents time. Putting the best tech in the hands of the best agents is something we should all be focused on. Ultimately, that’s going to be the insulation to weather any market or industry shift. Those that performed best at the Pitch Battle had this in their go-to-market strategies. That is, give the agent more time and you give them more deals. And finally, it’s inspiring to be among the best You don’t need me to tell you that you run faster when you’re in a race versus running alone. It’s interesting to note that the iOi Summit was a room for competitors. Tech companies, VCs, agents and brokers, even competing MLSs. That fact alone was deeply inspiring. We’re all together in this space to build something important and iOi brings all those interested into a single channel to direct energy toward a common set of values, even if it’s just for a few days. It’s truly inspiring to run alongside some of the best minds in the industry. To participate in the passion and dedication on display there makes us all want to be better and do something impactful. Even if you're a casual observer of the intersection between technology and real estate, you've probably had some exposure to NAR's REACH program. Since 2013, REACH program has been recruiting, counseling, and supporting young technology companies on their path to growth and prosperity in the real estate industry. Since its inception, REACH has gained tremendous momentum within the proptech community, particularly in the last 5 years. More recently, the people behind REACH have taken this show on the road in the form of REACH Labs, which offers up-and-coming proptech companies a way to meet and present to MLSs and practitioners in their own backyard. Cities like Miami, Chicago, Denver, and Austin have been early hosts of the REACH Labs concept. Back in June, my old friend Emily Chenevert, CEO of the Austin Board of REALTORS (and newly-rebranded Unlock MLS) introduced me to my new friend Christine Wren, Global Liaison at ABoR and UnlockMLS. Christine was putting together a REACH Labs event in Austin and asked for help identifying Austin-based companies. My work with Modern.Tech has resulted in a vast network of proptech companies (100+ at last count) so I was thrilled to be able to contribute to a program as respected and noteworthy as REACH. I immediately submitted my candidates for the pitch battle. For the uninitiated, a pitch battle is typically a live competition among participating companies, all on stage at an event. Each company is given a set time to pitch their product or service in front of an audience and/or panel of judges. Once all pitches are complete, the audience votes on which presentation was best overall. Christine wanted help finding four Austin-based companies to participate in her pitch battle and I had some great candidates in the Modern.Tech network of proptech companies. Fast forward a few weeks and the stage was set, so to speak. My friends Caleb Jones of Ink, William Schoeffler of Hitch, and Adi Pavlović of Newzip graciously agreed to participate and three of the four presenters for the event were in place. Freemodel was the fourth company and is definitely worth checking out, by the way. Great work, John Garner! The event itself, hosted at ABoR's offices, was really impressive. Christine and her staff have really perfected this entire process. The pitch battle (in the standing-room-only auditorium) went smoothly and I felt like each company represented exceptionally well. In the end, Caleb Jones took home the hardware, but honestly, I think the room was somewhat amazed by each of the products on display. Several people mentioned how surprising it was to have such talent and innovation taking place right there in Austin. Being my first REACH Labs event, I wasn't sure what to expect, but again, Emily and Christine certainly set the bar high for other MLSs interested in hosting their own Labs event. Unlocking Innovation: Highlights from the REACH Labs Pitch Battle in Austin

Since 2013, REACH program has been recruiting, counseling, and supporting young technology companies on their path to growth in the real estate industry.

You can see it on their faces. A look of mild surprise, followed by a long, far-away stare into the distance. I’ve already encountered this phenomenon in plenty of board rooms, mostly during MLS Strategic Plan exercises, and it almost always happens when new and far-reaching ideas are being discussed.

It’s the look that says, “I think I’m being… disrupted.”

Ah, the MLS Strategic Plan. For as long as I’ve been working in the industry, the MLS Strategic Plan has been the standard method of achieving long-term organizational goal-setting. The concept that an MLS must, on some annual or semi-annual schedule, bring in an outside facilitator to spend a few days speaking truth, building cohesion, saying difficult things, among a roomful of competing brokers who are volunteering their time for a higher good (despite all the politics and territorialism), remains a noble and timeless pursuit, taken on by a select group of brave people like me. The skilled strategist. The creative unifier. The hopelessly hopeful.

You may have experienced some rough ones, so you may not think so, but I think MLS Strategic Plans are a blast. I humbly think my methods are pretty entertaining, and that makes it a really fun gig. I love the idea of bringing some wit and wisdom to a group of MLS leadership eager to learn how to grow and prosper in a shifting, modern strategic landscape.

What could be more fun and rewarding than that?

Well for one thing, the fact that for some people sitting in these rooms listening to me talk about technology, and business models, and trends, and so on, means the opposite of fun. In fact, for a small percentage of people working their way through an MLS Strategic Plan, it’s downright painful; a signal that, “things are going to be different and I’m going to have to adjust.”

The thing is, any strategic planning exercise worth the effort will require an organization to go through some kind of operational adjustment for the sake of forward progress. Hiring an expert to run your MLS Strategic Plan is like taking your car to a mechanic. it doesn’t always result in an overhaul, but they’re going to find something to work on, and that isn’t always a good time for everyone involved.

That brings us to the issue of Change versus Disruption.

When you take your old iPhone to the Apple Store and trade it in for the newest model, that’s change. You’re prepared to stand in the store for an hour or so, backup your data, buy a new case, reinstall your apps, and probably reset a few passwords. No big deal. It’s a process you’re willing to go through (maybe even eager to go through) for the sake of a better overall experience. Because, hey, new phone!

Disruption is when your old iPhone finally dies. You have to go to the crowded Apple store across town and stand there for an hour or so, backup your data, buy a new case, reinstall your apps, and probably reset a few passwords. Crap, new phone!

See? Change is something you welcome. Disruption is something that happens to you. Change is a mild inconvenience that you choose. Disruption can seem like a crime perpetrated against you.

It’s my belief that MLS Strategic Plans are most effective when everyone in the room realizes that this distinction between change and disruption exists, not only in the boardroom, but also in the everyday lives of the membership. It’s important to understand how people are impacted by shifts in their workflows, regardless of the intended outcome. Not all movement is as simple as stopping one thing in favor of another. Sometimes change is worth the disruption. Sometimes it isn’t.

Have you ever wondered why so many MLSs are still using the same 3 or 4 software platforms for their listing search/add/edit? Because some of the membership will endure the transition and welcome the change to a newer more user-friendly platform, but a lot more will absolutely panic and surround the MLS office with pitchforks and torches because of the disruption.
