Overview


SourceRE is redefining how the real estate industry accesses, manages, and monetizes data. The company provides future-ready database infrastructure for MLS organizations (Multiple Listing Services, the centralized databases where real estate brokers share and access property listings) alongside a governed data marketplace for secure, standards-based distribution and licensing. Their solutions power companies such as Zillow, Realtor.com, Honeywell, and more. 

 To strengthen SourceRE's position as the most secure distribution platform in the industry, Modern.tech designed and built Data Dye™, a first-of-its-kind proprietary tracking system that gives MLSs and data providers continuous visibility into the distribution and use of their data. Data Dye™ turns every active listing into a traceable asset, exposing unlicensed usage and helping MLSs reclaim millions in lost revenue.

The Challenge


MLS organizations have long operated on trust when distributing listing data to vendors. Once data left an authorized environment, there was no practical way to verify where it ended up or whether licensing agreements were being honored. Grey-market activity, where listing data surfaces on unauthorized domains or platforms, was widely suspected but nearly impossible to prove.

SourceRE needed a security layer that solved three distinct technical problems:

Traceability at the Listing Level: Standard system-level protections become irrelevant once data leaves an authorized environment. SourceRE needed protection that traveled with the data itself, not protection that sat at a perimeter. Critically, that protection also had to be defensible, built on security protocols resistant to scrubbing, stripping, or tampering.

Automated Detection at Scale: With thousands of listings distributed across dozens of vendor feeds, manual monitoring was not viable. The system had to detect unauthorized use across the open internet without human intervention. Rather than requiring MLS staff to track down breaches after the fact, SourceRE needed an automated system that proactively flagged violations as they occurred, surfacing them in a centralized dashboard ready for review and action.

Actionable Violation Reporting: Detection alone wasn't enough. MLS staff needed structured, evidence-backed violation records they could act on immediately, complete with source information, listing identifiers, and full detection histories.

The Approach and Platform Stack


Modern.tech architected Data Dye™ as a cloud-native feature designed to scale across many MLSs and vendor feeds without manual intervention. The solution required three tightly integrated technical layers working in concert.

Data Dye™ Injection:
At the core of Data Dye™ is a proprietary process that embeds invisible, vendor-specific identifiers into listing data distributed through each vendor feed. The “dye”, so-to-speak, does not alter meaningful listing information. It operates invisibly while remaining machine-detectable, making every distributed listing traceable to its exact point of origin. The specifics of how the dye is applied is designed to resist tampering or removal.

Lifecycle Management: Dyed data is stored and tracked while the listing remains active. If the listing status changes, key listing details are updated, or the feed becomes inactive, the associated dye record is automatically expired. This keeps the system current and eliminates false positives from outdated records. Importantly, expiring a single listing's dye record does not reduce protection across the rest of the platform. Every other active listing remains fully dyed and monitored. The security layer stays intact as long as listings are live. The lifecycle engine ensures that Data Dye™ tracks only what is relevant, reducing noise for MLS staff and maintaining data integrity across the platform. 

Web Monitoring & Violation Engine:
Data Dye™ continuously monitors the internet for matches to dyed listing data. When a match is detected, the system determines which vendor feed the data originated from and cross-references whether the location displaying it is authorized under that feed's licensing agreement. If the location is not approved, a violation is automatically created. Each violation record captures the originating feed, MLS, listing identifiers, the unauthorized URL, the domain and subdomain where it was found, and a historical log of every detection. Evidence is stored so MLS staff can see exactly how and where the listing is being displayed.

Deep-Dive: Violation Reporting and Dashboard Experience


Structured Violation Records

Every violation generated by Data Dye™ follows a structured format designed for immediate action. Records include the source feed, the unauthorized location, listing-level identifiers, and timestamped detection history. If the same violation reappears on a later date, the system updates the existing record, giving MLS staff a clear view of how long an issue has persisted and whether it has been resolved.

Inside the SourceRE portal, Modern.tech built a dedicated Data Dye™ section where staff can explore violations by vendor or by location. The interface surfaces which vendors have active violations, where listings are appearing improperly, and how long each issue has been ongoing. Staff can review evidence directly within the dashboard, eliminating the need for external tools or manual investigation.

Batch Processing for Reliability

All violation reporting is handled in structured batches to ensure reliability and performance at scale. This design decision keeps the system responsive even as the volume of monitored listings and vendor feeds grows, preventing bottlenecks that would compromise detection speed or reporting accuracy.

 

The Result


Launch

Data Dye™ shipped as a standard feature within the SourceRE ecosystem, requiring no additional setup or ongoing management from MLS staff. It activates from the point of integration and scales automatically across vendors, feeds, and datasets as an organization grows. Multiple detection methods can be supported in conjunction, giving SourceRE the flexibility to expand its security capabilities over time.

For the first time, MLSs have a verifiable trail that follows their data wherever it goes. Grey-market activity that was previously invisible is now detectable, documented, and actionable.

Future Roadmap

Modern.tech continues to serve as SourceRE’s development partner. The modular architecture behind Data Dye™ is designed to support additional detection methods and expanded monitoring capabilities as the platform scales to serve more MLSs, data providers, and vendor relationships. As SourceRE’s distribution ecosystem grows, Data Dye™ grows with it, ensuring that security keeps pace with adoption.
